Homes today must meet the requirements of building regulations and standards, with Australian Standard AS3959 being updated and republished in response to devastating bushfires.
Construction of Buildings in Bushfire Prone Areas
Australian Standard AS 3959 specifies requirements for the construction of buildings in bushfire-prone areas to improve their resistance to bushfire attacks from burning embers, radiant heat, flame contact and combinations of the three attack forms.
The critical factors for building in bushfire-prone areas are improving the ability of buildings to withstand the initial fire attack better and hence providing the building occupants with a high level of protection.
Understanding Bushfire Attack Levels
Your bushfire risk level influences your development requirements; the higher the risk, the more protection you require. To measure this risk, the term ‘bush fire attack level,’ or BAL, is used.
BAL – LOW: Lowest risk from a potential fire.
BAL – 12.5: Risk is primarily from potential embers during a fire.
BAL – 19: Moderate risk, particularly from embers and burning debris.
BAL – 29: High risk, particularly from embers, debris and heat.
BAL – 40: Very high risk. Likely to be impacted by embers, debris, heat and potentially flames.
BAL – FZ: Extreme risk. Directly exposed to the flames of a potential firefront.
